Bear’s subdivisions are full of vinyl-sided colonials and attached townhome rows, where one dirty unit stands out against a cleaned neighbor. Those same tight layouts pack concrete driveways, front walks, and shared HOA sidewalks onto small lots, right out front where the grime shows. Here at T&T Powerwash, we clean the siding and the concrete on a lot of Bear’s homes and townhomes. That way your unit matches the clean ones beside it. Whether you’re up in Fox Run or down in Mansion Farms, call us at (302) 415-3285 to get your siding and driveway looking right again.
Most of our Bear work is on family homes and townhome rows, with a steady commercial side.
Vinyl siding is what we clean most here, on two-story colonials and townhome rows alike. Hardie board, brick, stucco, wood, and metal siding get a soft wash too, and chalky, oxidized vinyl gets its own, more involved cleaning.
For most Bear homes, a spring house wash and a yearly driveway clean keep things looking right. Townhome rows with shared HOA sidewalks are a natural fit for neighbors booking together.
On the commercial side, we can take on garden-style apartment complexes such as Fox Run Apartment Homes. We also handle the lots and storefronts at Route 40 shopping centers.
Commercial jobs start with a site walk and a budget talk, so the dirtiest areas come first. A COI and W-9 are available on request, and we invoice on completion with net 30 accepted.
A few things come up again and again in what customers tell us.

Responsiveness and communication are the two words that show up most in our Google reviews. We pick up the phone, and your quote comes by text and takes one tap to approve. You hear from us before we arrive and when we’re on the way, and if we’re running late, you’ll know first.

We’ve collected 500+ five-star Google reviews, more than nearly any exterior cleaning company in Delaware. Every one was earned one property at a time, from a customer we actually worked for.

Two friends built this locally owned company, and we look after properties in Bear the way we’d look after our own backyard. We got started in 2021 with a hand-built pressure washer and about a hundred dollars in parts.

Our chemistry, SH (sodium hypochlorite) with a surfactant, does the work, so pressure stays low and siding never gets marked. On roofs, we bag the gutters and rinse the shingles the way ARMA guidelines call for, because protecting what’s around the roof is the real job. Your landscaping comes through healthy.

We clean restaurants, drive-throughs, storefronts, and parking lots overnight, around your traffic, so you never close to get clean. Not many companies our size will take that on.

Estimates are free, and most come together from your address and a couple of photos. We’re fully licensed and insured, including general liability, workers’ compensation, and commercial auto. Our technicians arrive in uniform in a branded truck.
Call, text, or fill out the form. Your quote arrives as a Housecall Pro link, and once you approve it, we text you a couple of dates and times to choose from.
About three days out, you’ll get our Six Steps to Success checklist. It covers moving small items, latching the windows, turning off outdoor lights, and checking your spigots. A reminder and an on-the-way text follow. First jobs start at 9 AM, and later slots have a two-hour arrival window.
Our lead technician walks the property looking for problem areas, with you or from your checklist if you’re out. The second technician hooks up to your water and makes sure the windows are shut. We’ll move heavy things like a grill.
We soak your plants first instead of covering them. Then our soft-wash system applies a mild SH and surfactant mix to the siding, windows, and trim to break down dirt, algae, and mildew. Brick front accents on many Bear colonials get their own brick-matched process alongside the vinyl.
Siding, windows, and trim get a thorough rinse, and the plants get rinsed again, with our plant neutralizer where it’s needed. Most homes are finished in 45 minutes to two hours.
We walk the house with you, or send the details if you’re out, and handle anything you notice on the spot. Pay on site or through the invoice link.
Residential work is priced by the job, the foot, the panel, or the square foot, depending on the service. Commercial work is quoted after we’ve seen the property.

Ways to Save
Several services in one visit always cost less than separate trips, since every trip carries the minimum. Booking your roof cleaning and house wash together saves about 10%, or $150 to $200. Two or three neighbors booking the same day get a smaller group discount, short of a full group rate. Customers on a set 6- or 12-month schedule get a recurring-schedule discount, and every roof cleaning comes with a free gutter inspection.

These are the promises we make in writing. We’ll also tell you honestly where cleaning can and can’t fix something.
If something isn’t right, tell us, on the day or three days later. We’ll come back out, look at it with you, and make it right where cleaning can. This applies to every service we do.
If we clean your roof, it stays clean for two years: asphalt, cedar, tile, or metal. That’s our guarantee. Most stay clean four to five years.
Your panels come out spot-free, guaranteed. Pure deionized water, a soft boar’s-hair brush, nothing else.
We test a spot first. If our strongest rust remover can’t make a difference, we don’t charge you for the rust removal. Sprinkler rust comes up easiest, while old, deep-set rust may only lighten.
We back our graffiti removal with a satisfaction guarantee; most graffiti comes off completely on nearly every job. If someone else’s pressure washing already damaged the surface, we’ll say so upfront.
Awnings come out clean without affecting the look or color of the fabric.
We guarantee the area will be ready for use when we’re done: dust, dirt, mud, and debris cleared. Paint on blacktop or heavy paint on glass needs more than cleaning.
Bear is built around dense subdivisions and townhome rows, with two big shopping centers just minutes apart on Route 40. We care about how properties here look up close, not just from the road. These are the places people in Bear pass every week:
Most of our neighborhood work happens around the clubhouse common areas in Meridian Crossing and the townhome rows that fill Bear’s subdivisions.
